government auction on real property-has anyone ever bid on the houses that the US govt puts up for auction?
Q. I saw a house near by that will be auctioned-it will have 2 previews on Sundays before the sale- what is the actual process? Will there be a minimum starting amount? Can we prebid before the auction or is it possible that it might be sold by another means other than the auction? What has been your experience?

The property can be sold by sealed bids or auction at the discretion of the person conducting the sale. The taxpayer will be allowed to redeem (buy back) the property for 180 days by paying the buyer the amount paid plus interest at 20% per year. IRS also sells property that it redeems from forclosure or is being sold because of a court order. The rules are somewhat different for those sales.

A. They will demand that you produce a cashiers check at the front door. If you are the winning bidder, you will go immediately to a lender's table to be approved for the loan. Anyone know have any good ideas for silent auction donations for a fundraising event?
Q. I am a volunteer for Habitat for Humanity and we are having a silent auction and live auction to raise money to start our next house. We are getting the usual donations - gift certificates for restaurants, hair styling salons, etc., but would really like to have something different and exciting. Any ideas? Another note - our guidelines say that we have to stay within our county when soliciting donations so as not to encroach on other affiliates. What can attorney due to delay auction of home?
Q. Someone please help, I'm going crazy. We live in a non judicial state. Auction to sell our house is set for 12-4-09. We are unemployed at the present time and will not be able to keep our house and have accepted that. Since you currently have no way of paying the mortgage because of lack of income you are out of luck unless you can show a your lender that you have even the slightest chance of making the loan good. Declaring bankruptcy would delay the foreclosure a couple of months, but that will cost your at least $2500 in attorney and legal fees. Sorry to say this but your situation is hopeless unless you can provide the lender a reasonable expectation that you will be able to resume payments, even modified payments, in the near future.

My home was lost to foreclosure via auction. How can I verfiy that it actually sold at the auction?
Q. I believe that an investment company won the auction and then failed to close the deal within the specified time. They were trying to flip the house and I don't think they were able so they forefitted the bid deposit. The auction was on June 12 and there still are no recorded documents according to the county recorder's office. Any advice on how to get to the bottom of this. That would be the easiest way, since the county in which the property is located keeps all of the records affecting the property. A. dealerships buy from auctions to make a small profit here and there check out ebay prices vs dealership prices private and auction is the way to go, dont buy from dealerships imo

Should I sell a home using an auction?
Q. I want to sell a home fast and an auction seems the best route. I know they get about 10% compared to 7% for realtors. But homes sold by auction usually sell for more than through the regular selling way or less.

A. Before you do: Remove everything in the house, people like to see where they will put their furniture. Remember your taste is not their taste if furniture and cute stuff sitting around. Paint the walls one color, usually white because others may not share your love of colors such as red, green, yellow. It will turn them off. I know I dislike red walls with a passion. lol Repair everything no matter how small. You might get a women in there and they like everything to be fixed. Wash windows inside and out. Paint cabinets if needed. A pretty kitchen and pretty bathrooms sell a house these days. Everyone wants pretty kitchens and bathrooms. This means nice floors, nice cabinets, etc. Mow the yard back and front. Clear out dead… [cont.]

What are some helpful strategy tips for a fantasy football auction draft?
Q. I have been in a number of fantasy football leagues but have never done an auction draft before this year. I was wondering basically how it works and if there are any hints that will give me the strategic edge.
